The Jackie Look Update…

I attended The Jackie Look – film & conversation at IMA on September 13 and WOW!  Great crowd, the TOBY was nearly full and a large contingent of them were dressed in their best pillbox hats and pearls…a sight to behold – fantastic!  The IMA routinely hosts special – FREE – events , I encourage everyone to check these out and support the wonderful events offered in our great city!

the traffic on North bound I-69!  They have a billboard saying why fight traffic when you could make a quick trip down I-74 to the Indiana Grand Casino (or is it “racino”?).  Look out Hoosier Park….

Did you know…

All cars and trucks are equiped with headlights?  Today’s weather is rainy, gloomy, overcast…pick your adjective…and on my drive from Beech Grove to Fishers to the Keller Williams Indy Metro NE office I saw no fewer than 30 cars and trucks NOT USING THEIR HEADLIGHTS!  All newer cars come with at least daytime runnng lights THAT AUTOMATICALLY TURN OFF when the engine is shut off…so what is your excuse for not using them and preventing an accident?

The real story on the “real estate sales tax”

Top Ten Things You Need to Know About the 3.8% Tax

1) When you add up all of your income from every possible source, and that total is less than $200,000 ($250,000 on a joint tax return), you will NOT be subject to this tax.

2) The 3.8% tax will NEVER be collected as a transfer tax on real estate of any type, so you’ll NEVER pay this tax at the time that you purchase a home or other investment property.

3) You’ll NEVER pay this tax at settlement when you sell your home or investment property. Any capital gain you realize at settlement is just one component of that year’s gross income.

4) If you sell your principal residence, you will still receive the full benefit of the $250,000 (single tax return)/$500,000 (married filing joint tax return) exclusion on the sale of that home. If your capital gain is greater than these amounts, then you will include any gain above these amounts as income on your Form 1040 tax return. Even then, if your total income (including this taxable portion of gain on your residence) is less than the $200,000/$250,000 amounts, you will NOT pay this tax. If your total income is more than these amounts, a formula will protect some portion of your investment.

5) The tax applies to other types of investment income, not just real estate. If your income is more than the $200,000/$250,000 amount, then the tax formula will be applied to capital gains, interest income, dividend income and net rents (i.e., rents after expenses).

6) The tax goes into effect in 2013. If you have investment income in 2013, you won’t pay the 3.8% tax until you file your 2013 Form 1040 tax return in 2014. The 3.8% tax for any later year will be paid in the following calendar year when the tax returns are filed.

7) In any particular year, if you have NO income from capital gains, rents, interest or dividends, you’ll NEVER pay this tax, even if you have millions of dollars of other types of income.

8) The formula that determines the amount of 3.8% tax due will ALWAYS protect $200,000 ($250,000 on a joint return) of your income from any burden of the 3.8% tax. For example, if you are single and have a total of $201,000 income, the 3.8% tax would NEVER be imposed on more than $1000.

9) It’s true that investment income from rents on an investment property could be subject to the 3.8% tax. BUT: The only rental income that would be included in your gross income and therefore possibly subject to the tax is net rental income: gross rents minus expenses like depreciation, interest, property tax, maintenance and utilities.

10) The tax was enacted along with the health care legislation in 2010. It was added to the package just hours before the final vote and without review. NAR strongly opposed the tax at the time, and remains hopeful that it will not go into effect. The tax will no doubt be debated during the upcoming tax reform debates in 2013.

How do you dress for work?

This week I attended a workshop for Realtors and while most everyone was dressed appropriately for an afternoon workshop, one person stood out…lace racer back tank, short black skirt with zippers up each side and 5 inch red platform stilettos…Really?  It looked great on her and would be a great ensemble to wear out with friends at night, but in a professional setting?  So…I really want to know, am I too much of a traditionalist for today’s society?  Dressing appropriately for a work setting or meeting with clients is very important to me, I work very hard to put together a professional, classic look at all times…maybe I over think it?  As an avid fan of What Not To Wear (Tuesday nights, 10:00 p.m. on TLC), I strive to look appropriate for any occassion, but am I taking it too far?  I would love to hear your thoughts…post on this page, email me at vlrrealestate@gmail.com or visit my website to send me an email…looking forward to hearing from you!

Today’s Lesson in Real Estate…

I have been working with a great young couple to purchase their new home…we found the right home, in the neighborhood they love and have an accepted offer!  This is a unique situation for the Seller, this is their parents home, one passed away and the other has moved to an assisted living facility…unfortunately, the Seller lives out of town and decided to turn the utilities off to the house! 

Because the Seller wanted to move as quickly as possible, we scheduled the Home Inspection for today…but they haven’t gotten the utilities back on yet!  Now my client has been inconvenienced by having to reschedule at the last minute, time off from work has to be adjusted and Amendments made to the Purchase Agreement for time to respond to the Inspection stipulations in the document. 

So Buyers out there…if you have made an offer on a vacant home and the utilities have been turned off, your agent should work with the Seller’s agent to make certain they are back on BEFORE you schedule your Home Inspection! (I was assured they would be and stopped by the house 45 minutes before to verify and discovered they were not!)

Sellers…before you turn those utilities off, consider the consequences to your potential sale…a situation like this could delay closing by a minimum of a week!
