Time to get your Irish on!

Okay, so we don’t live in Ireland or even a city like Boston with a good Irish mob kind of culture…so how do we celebrate in Indy?  Well…

Today at 11:30 was the St. Patrick’s Day parade downtown (sorry, didn’t get my post written earlier, working with clients, then I had to watch IU beat Illinois…go Hoosiers!)  but truly, there is a lot going on this weekend in Indy!

Georgia Street: Music & green beer on the boardwalk

On Saturday, March 16, Indianapolis Downtown, Inc. will host Indy’s newest St. Patrick’s Day event: Blarney Bash presented by Killian’s on the Georgia Street Boardwalk in between Meridian Street and Bankers Life Fieldhouse. Beginning at noon and runs until midnight and features live music from  My Yellow Rickshaw (2 – 5 p.m.) and Flatbed Twitch (7 – 10 p.m.), with a DJ before, after and in-between bands. An outdoor stage will be in front of Bankers Life Fieldhouse. Green beer will be served inside beer tents along the Georgia Street Boardwalk and food will be available from surrounding bars and restaurants including The Pub Indianapolis, Kilroy’s Bar and Grill, Tilted Kilt Pub & Eatery and Howl at the Moon. All attendees must be 21 or older. More information is available at www.indydt.com/blarneybash.cfm.

**Beer tents will be open Friday by 3 p.m. Friday, March 15 for fans heading to Bankers Life Fieldhouse to see the Pacers play the Lakers, and on Sunday, March 17 from noon to 6 p.m.

Claddagh Irish Pub offers 3 Indy area locations and their menu is varied, featuring lots of Irish classics such as corned beef and cabbage, bangers and champ and shepherd’s pie.

Downtown – 234 S Meridian Street, Indianapolis

Northside – 3835 East 96th Street, Indianapolis

Plainfield – 2539 Futura Park Way, Suite 150, Plainfield

Mo’s Irish Pub is located at Hamilton Town Center in Noblesville, and offers traditional Irish pub offers great takes on old sandwiches such as a killer grilled cheese and tomato soup, the traditional fish and chips and the Big Cookie for dessert.

McGinley’s Golden Ace Inn has brought Ireland to Indianapolis. Established just four months after prohibition by Irish immigrants John and Ann McGinley, the Golden Ace Inn is still owned and operated by the McGinley family, making it the oldest Irish pub in Indianapolis. Their basic menu is very fairly priced and includes their most famous item – homemade cheeseburgers.

Mickey’s Irish Pub, located in Carmel, offers great pub food, pool, and dancing.  Mickey’s menu doesn’t offer a lot of traditional Irish food, but they do offer variety, enjoy everything from a burger, to pizza to a catfish dinner. Mickey’s also features lots of live events throughout the year.

O’Reilly’s Irish Bar and Restaurant is just north of Banker’s Life Fieldhouse and has an extensive menu of appetizers, burgers and many specialty entrees.

Mamma Mia!

If you were growing up in the late 1970s or early 1980s, you probably know about ABBA, for you youngsters, you’ve probably at least heard of the musical or movie “Mamma Mia!,” built on ABBA’s music, you can probably even sing along to the group’s greatest hits. But you might not know just how big a deal ABBA was and continues to be or why the Indianapolis Symphony Orchestra would dedicate it’s entire performance its music.

ABBA was Sweden’s first major cultural export and has sold more than 370 million singles and albums since its inception in 1972, making Sweden the No. 3 exporter of music in the world after the U.S. and U.K. The group continues to enjoy pop culture relevance through “Mamma Mia!” and other films, and this weekend, the Indianapolis Symphony Orchestra will perform the music of ABBA with the six-voice Finnish a capella group, Rajaton.

What other exports can we thank Sweden for?  Remember, Sweden is a country smaller than New York City’s five boroughs!

How about the Nobel Prize?  In 1759, Sweden’s brightest minds founded The Royal Swedish Academy of Sciences. In his last will and testament, Alfred Nobel (the inventor of dynamite, among other things) tasked the academy with the creation of the Nobel Prize in physics and chemistry, first awarded in 1901. The prize has been expanded to include physiology and medicine, literature, peace and economic sciences and has become synonymous with brilliant people doing visionary work.

Technology?  They are home to telecom giant Ericsson as well as Skype!  Sports?  Bjorn Borg didn’t just win five consecutive Wimbledon singles titles, he was the iconic image of men’s tennis in the 1970s. Fashion?  H&M is the world’s second-largest clothing retailer!  What about IKEA?   It is a multibillion-dollar international flat-packed, read-to-assemble home furnishing and accessory empire.

And talk about some great exports…how about Greta Garbo, Max von Sydow, Ingmar Bergman. Author Astrid Lindgren who created the beloved Pippi Longstocking, and most recently, Stieg Larsson’s  “Millennium Trilogy” (”The Girl With the Dragon Tattoo,” “The Girl Who Played With Fire” and “The Girl Who Kicked the Hornet’s Nest”) has sold more than 65 million copies globally and a movie starring Daniel Craig!

Now that you are up to date on all things Swedish…join the Indianapolis Symphony Orchestra for the music of ABBA March 15 and 16 at the Hilbert Circle Theatre in Indianapolis and March 17 at The Palladium in Carmel.

Want to move to Irvington?

I have a client very interested in moving to Irvington – this area is ever evolving and very walkable which is on a lot of people’s wish lists these days!  Housing is reasonably priced, including some really good deals on 1700 square feet townhomes in a Coop neighborhood – I know, you say a “coop” my thoughts automatically goes to New York and those expensive apartments on Central Park!  If you google “co-ops in Indiana“, you get grain and bean coop or food coop.  This will be a learning experience that I will happy share with you as we move through the process…but now back to Irvington.

Irvington was originally a suburban town in 1870 but was annexed into the City of Indianapolis in the early 1900’s.  The original plat of Irvington includes a winding picturesque street plan, very different from Indianapolis’ grid layout.  Irvington today has more lineal blocks of brick streets than any neighborhood in the city, and its naturalistic plan is considered Indianapolis’ largest and most developed example of Victorian Romantic landscape design.

In 1873, the area was selected as the new location for Northwestern Christian University, later renamed Butler University.  From 1875-1928, Butler developed a campus in Irvington, which subsequently promoted a college town atmosphere throughout the community. Although most of the campus buildings are gone, except the Bona Thompson Memorial Library, the intellectual spirit is still reflected in Irvington’s many association and groups.

Who are your Role Models?

March is Women’s History Month and today is International Women’s Day, when we take time to appreciate women’s contributions to society. I strive to lead by and set an example for my five beautiful nieces, to make certain they know they can do anything they choose…the road might not always be easy, but the rewards are worth it!

I grew up on a farm in Madison, Indiana, but I always knew I wanted…more, but I could never define “more”.  My beautiful, strong mother set a great example for me.  I was fortunate to have grown up knowing two other amazing women, my Grandmothers.  Between Mom, Granny (Mom’s Mom) and Mamma (Dad’s Mom), I learned so much about life, love, cooking, and well, just living.  I didn’t choose the path that was expected, I could have married, had babies and stayed on the Farm, but they instilled a certainty in me that I could do anything I chose…who knew that it would be a Realtor, changing careers in my late 40’s is something I never expected, but am thrilled that I did and while my Grandmother’s have gone (Granny 28 years ago and Mamma only recently) I’m so fortunate to have my Mom, never wavering in her faith that I will succeed.

Fast forward to today…the strength of the friends I surround myself with (both women and men) astounds me. From those I’m closest to in The Group, My Clients, my fellow Keller Williams agents and the people I have met during my journey…I am so blessed  to have them all in my life.

Why do we “Spring Forward”?

It’s that time again…time to “spring forward”!  I grew up in Madison, Indiana in the days when the majority of Indiana didn’t change time!  Remember, this is during the dark days when living in the country meant whatever television channels you could pick up on the antenna, in our house, it was NBC and CBS, (that’s right, I never saw Happy Days or Laverne and Shirley until I went to college!) both out of Louisville and when time changed, prime time programming started at 7:00 p.m.!  And scheduling doctor appointments in Louisville was challenging because you had to schedule on “fast time” when you lived on “slow time”, heck, there is a bridge in Madison so socializing and working between the states is common…wedding invitations even used the terms, imagine, getting a wedding invitation that said 5:30 p.m. (slow time)!

So why do we do this?  Daylight saving time starts on the second Sunday in March and ends on the second Sunday in November throughout most of the United States and Canada. This is supposed to provide more daylight hours in the evening during the summer months.

There are a lot of stories about who proposed the time change and why, first up…In 1895, a postal clerk and entomology hobbyist in New Zealand named George Vernon Hudson was the first to propose a daylight saving time schedule so he could have more time after his shift to catch insects. Then a Londoner named William Willet proposed a daylight saving time schedule in 1905 so that he would have more time to play golf during the summer. While both of the proposals gained attention, neither led to the adoption of a daylight saving time practice.

According to history, the first time daylight saving time was put into practice was in 1916 by Germany and their allies during World War I as a means to save coal for the war effort. The rest of Europe quickly followed with  Russia being the last to implement in 1917, after the abdication of Czar Nicholas II.  The United States adopted daylight savings in 1918 after becoming heavily involved in the war effort.

In the United States, following the war, the practice of daylight saving time was left up to state and local governments (boy was that a mistake!) and quickly led to chaos as neighboring communities often had different daylight saving time start and end dates, while other communities decided not to observe daylight saving time at all. The mass confusion led to the Uniform Time Act of 1966. The act standardized the daylight saving time practice, but allowed for state’s and local governments to petition for exemption.

You know why I like it right?  As a Realtor, showing Buyer’s homes in the daylight allows us to see the curb appeal, the neighborhood of the homes for sale…My Seller’s like it for that reason too!  Seller’s work hard to make their home attractive inside and out, it’s better if Buyer’s can see it!  The market is moving quickly, I’m hearing stories every day from agents in our office that homes are selling within days of going on the market! Multiple Offers on the Home of your Dreams?

Oh No!  You’ve found the home of your dreams and so did someone else!  We are starting to see multiple offers on homes in the Indianapolis area…why you ask?  Inventory is low and homeowners are listening to their Realtor about the true Fair Market Value of their home and pricing it to sell!  What can you do to be ready to win the bidding war?   Here are a few boot camp tips to prepare you to win:

Pre-Qualify with a Lender who will be available when you need them

To compete, Buyers need to be prepared financially for the home purchase. Offering the most money might seem like the best way to win, however, Sellers don’t always choose the highest offer. Instead, they often prefer offers that are most likely to go through and that meet their conditions. You need a Lender who doesn’t work Monday through Friday and turn off the telephone and email at the end of the business day.

The Shanley Team at Inlanta Mortgage is just such a lender, take a look at my post “The Power in the Pre-Qual” to get a real understanding of their level of Customer Service AND they work when I do, which means they are available when YOU need them!  Having that pre-qualification is almost as good as cash in multiple offer situations.

Offer Higher Earnest Money 

Earnest Money in Indiana is typically .75% to 1% of list price, so if you are offering on a $200,000 home, $1,500 or $2,000 would be normal…but if you offered a $5,000 check (remember, it will be cashed!) AND you were pre-qualified this can sometimes impress the Sellers.  Just make sure you are able to fully meet all deadlines and terms of the contract so you don’t lose your deposit.

Be Flexible!

If the Sellers are building a home or waiting for the school year to end before moving and thought it would take longer to sell their home, consider offering to allow them to stay – a post closing rent back can put you ahead of the pack if you can be flexible!  I represented a Seller who was building a home and because the  Buyer was flexible with possession date (Sellers were able to close and continue to live in their home for 3 additional weeks) the Sellers agreed to a purchase price $5,000 less than they wanted because they didn’t have to move twice and find short term housing!

Listen to your Realtor!

“Hoosiers” on the big, big, big screen!

A great way to celebrate March Madness in Indiana and support a great organization…

A Benefit for Heartland Truly Moving Pictures 

Join Heartland as we celebrate the Indiana Basketball Hall of Fame’s induction of screenwriter/producer Angelo Pizzo and director David Anspaugh, the creative team behind the Truly Moving Picture Award-winning film “Hoosiers,” at a special screening event on Sunday, March 17.

For those few out there not familiar with the film, “Hoosiers” is a (1986) sports film about a small-town Indiana high school basketball team that wins the state championship and is loosely based on the Milan High School team that won the 1954 state championship.  Growing up in Southern Indiana, the Milan story is legend, for those in Indianapolis, if you haven’t, check out Plump’s Last Shot for more history.

Join me and hundreds of others as we support the Heartland Film Festival and enjoy a great film, make it another great way to celebrate basketball in the great state of Indiana!

5 Things NOT to do during the Closing Process!

You’ve gotten your pre-qualification, found a home and now your Lender is working on finalizing your loan…it is important that you NOT do the following 5 things…

# 1 – Change your Marital Status:

How you hold title is affected by your marital status. Be sure to make both your Realtor, Lender and Title Company aware of any changes in your marital status so that the documents can be prepared correctly.

# 2 – Change Jobs:

A job change may result in your loan being denied, particularly if you are taking a lower-paying position or moving into a different field. Don’t think you’re safe because you’ve received approval earlier in the process as your Lender may call your employer to re-verify your employment just prior to funding the loan.

# 3 – Switch Banks or move your money to another institution:

After the Lender has verified your funds at one or more institutions, the money should remain there until needed for the purchase.

# 4 – Pay off existing accounts unless your lender requests it:

If your Loan Officer advises you to pay off certain bills in order to qualify for the loan, follow that advice. Otherwise, leave your accounts as they are until your escrow closes.

# 5 – Make any large purchases:

A major purchase that requires a withdrawal from your verified funds or increases your debt can result in your not qualifing for the loan. A lender may check your credit or re-verify funds at the last minute, so avoid purchases that could impact your loan approval.

As your Realtor, I will remind you of these things, your Lender should remind you as well.  I’m excited about Turning your Dreams into an Address!
