Spring Selling Season Arrives Early!

Winter finally seems to have broken and the temps seem to be on the upswing!  Homes in the hot areas are already moving quickly in the Indianapolis and surrounding areas.  If you’re thinking this spring is a good time to starting looking for a house, you aren’t alone. That’s the problem. Your dream house, which might have been easy enough for you to grab a few years ago, is being eyed by other potential buyers.

IT IS A SELLER’S MARKET!  Whether you are a first time buyer or a move-up/down buyer, you must have everything in order prior to viewing homes!  Gone are the days of getting your financing in order after you found the home of your dreams, in order to make the home buying process run as smoothly as possible, follow these simple tips and LISTEN TO YOUR REALTOR!:

1. Get your financing lined up.  You may not worry about being turned down by the mortgage lender, but the seller doesn’t know that. The seller may also be in a hurry to hand you the keys. YOU HAVE TO BE PRE-APPROVED FOR YOUR MORTGAGE!  There are 2 numbers when you are dealing with your financing – first is the number your lender approves you for and second is the number you are comfortable spending!  The lender may say you can spend $300,000, but what does that mean to your monthly budget?  Working with a lender will help you decide what the right number is – contact Pat Hammer at Waterstone Mortgage and get started today!

2. Try to find out why the seller is selling. Buying and selling homes are emotional decisions, an emotional seller versus a nonemotional seller will react to different things.  If you have sellers who raised their kids in the house and lived there for most of their lives, they may appreciate a buyer who will do the same. Sending a personal letter with your offer may move you to the front of the pack!

3. Be flexible.  If you’re competing against other buyers, be as accommodating as possible.  Be flexible on closing dates and occupancy, the goal is for you to get the home of your dreams, and see number 1…a mortgage contingency allows buyers to back out of the deal if they can’t get financing for the house. Sellers don’t like mortgage contingencies – they don’t want to wave off potential buyers only to learn that their buyer can’t actually purchase the house.

 4. Sweeten the deal.  In a hot market, it is not uncommon to offer over list price, how much more is up to you, but even another $500 might get the seller’s attention.  You could also consider waiving the appraisal. That means if the bank determines the house isn’t worth the purchase price you and the seller agreed to, and it won’t lend you all of the money to cover it, you’ll have to make up the difference – provided you have the funds, of course.

5. Be fast. This is a big decision and you likely don’t want to rush, but if you know you can afford the house and you love it and the neighborhood, then, yes, you probably should rush.  In an age of instantaneous communication, minutes count and can make the difference between an accepted or rejected offer.  Make certain your agent uses the most current technology such as electronic signatures, in order to ensure immediate responses.

6. Be bold. If you really want the house, don’t get too cute and make a lowball offer, thinking there will be a lot of negotiation. You should suggest something close to the price the homeowner is expecting, or risk your offer being ignored. And this isn’t the time to be petty – or cheap, don’t haggle over $500 on a $200,000 deal.

7. Provide good customer service. Wait, isn’t that the seller’s job? You would hope so, but in a competitive market, it comes down to thinking of the homeowner as your customer. You’ll get his business (well, the house) if you’re personable, easy to work with and able to offer a good deal. Of course, you want to make sure you don’t offer the seller such an amazing deal that you hate yourself the day after closing. You want the welcome mat – what you don’t want is to be a doormat.

Time for the Men’s Big Ten Tourney…

…and we are hosting it right here in Indy!  Are you going?  As an Indiana fan, I’m disappointed in their performance this season, but I am not a fair weather fan and will continue cheering them on despite their record this season.

2014 is the ninth time Indianapolis has hosted the Tourney and the first game tips off at noon on Thursday with 8th seeded Indiana taking on 9th seeded Illinois…click here for the brackets to follow all the games!

The Big Ten Men’s Basketball Tournament has only been around 16-years, sellout crowds, exciting and competitive games, national television coverage and throngs of media have been highlights of past years tournaments.  Since the beginning of the tournament, the Big Ten has  has had 6 teams crowned champion. Ohio State leads all Big Ten schools with 4 (2007, 2010, 2011, 2013), followed by Michigan State with 3 (1999, 2000, 2001). Illinois 2 (2003, 2005), Iowa 2 (2001, 2006) and Wisconsin 2 (2004, 2008), and Purdue 1 in 2009.

Just remember, while each team participates in the tournament and the winner receives the conference’s automatic bid to the NCAA Tournament, but the team (or teams) that finish at the top of the regular-season standings is the Big Ten Champion. The bracket is seeded according to the final regular-season standings with the conference champion earning the top seed and the top four finishers receiving first-round byes.

Not going to the games, you can find the games covered by 4 different networks.  BTN will carry the opening 2 games as well as 2 primetime games on Friday.  ESPN2 will cover Thursday’s primetime matchups, ESPN will carry Friday’s afternoon games and CBS Sports takes over on Saturday for the semifinals and Sunday’s championship game.

So…are you going to the Fieldhouse to catch your favorite team?

Who’s visiting Indy this Spring????

The Indianapolis Star has published it’s list of the 20 most interesting people visiting Indiana this spring.  Here is the intro and list, who’s on your list to see?

Wow…it’s the end of 2013!

So what did you accomplish in 2013?  I had my best year to date in Real Estate and am moving into 2014 with 4 active listings, 2 pending sales and 2 active buyers!  My volume as a single agent was $2.5 million in homes sold!  I want to double that in 2014…anyone want to take a bet on it?

The biggest deal for me personally is one of the pending transactions (and one I’ve mentioned several times) and that is the sale of my Grandparents farm.  The last few weeks have been challenging as we remove my family‘s stamp on the farm and ready it for the new owners…the main reason I’m so excited about this is that it removes a worry from my Dad and Uncle Bob and takes a responsibility off their already full plates.

This year has been challenging in other ways, I found out that I’m going to be a Great-Aunt…yeah, I already know that I’m a great aunt, but my beautiful niece Jordan Pyles is expecting March 25…we have a family pool going for date, weight and length…hope I win!  Jordan also completed her high school education in December and will go through graduation ceremonies with the rest of the class in June.

I’m working on selling my home, haven’t quite accomplished it yet, but I know I don’t want to carry the burden of that too big house for another year.  I’ve paid off debt and am working through the Dave Ramsey Total Money Makeover…by the end of 2014, I will be debt free and living a cash based lifestyle – so excited about the next chapter in my life.

What’s amazing to me is that I will turn 50 in August of 2014…I remember when 50 seemed so old, now it feels very young!

2014 is going to be an amazing year for all of us and for the first time in a very long time, I’m babysitting on NYE – well, they aren’t babies, they are 11, hanging out with Riley Ray tonight and one of her friends while my sister and brother-in-law go out for a few hours!

So for 2014, the family will have a new baby, 2 high school graduates (Allyson is graduating too!), my 50th birthday and my Dad’s 75!  Sounds like a good year already and it doesn’t start until tomorrow. Happy New Year everyone, I hope your 2013 was great and your 2014 will be even better!

Recap of 12 Wishes of Christmas from last season….

It seems like yesterday that I was writing the 12 Wishes of Christmas series, hard to believe it’s been a year!  I thought it was time to run through them again and see where we are in 2013…

Wish # 1 – I wish for my family and friends to find happiness and success in their everyday lives….let’s see…we’ve had a few job changes and promotions, a pregnancy (slightly unexpected), a wedding (no it’s not the same one), a couple of deaths and a more successful year in real estate for me.  All in all, things improving or at least moving in the right direction…

Wish # 2 – My second wish is that everyone feel loved and valued…I found that over the last year, I have made an impact on a number of lives of friends and even the new agents in our Keller Williams office…I simply do what I do and several have graciously shared with me that I have had an impact on their lives…makes me cry tears of joy, but I’m weepy at this time of year anyway!

Wish #3 – Everyone remember to be human, not just during the holiday season, but all year long.  I have tried to pay more attention to those around me this year, held doors for others whose load was greater than mine, taken the time to speak when in the past I might have been caught up in my mind (or my phone!) and not paid attention.  I intend to continue this trend, it gives me a warm feeling inside and I’m sure it translates to my outside!

Wish #4 – we, as a society, remember the victims of senseless acts of violence and make changes in how we treat ourselves, our loved ones, and one another.  This was written immediately following the Newton school shooting.  I struggle with our media as it creates a “psuedo-celebrity” of those who commit the crime and doesn’t focus enough on the victims.  They are looking for their “15 minutes”, let’s not give it to them!

Wish # 5 – is that society curb their consumerism.  I don’t know about you, but I truly need…nothing.  I have clothes, furniture, shoes (way more than I need, but love them all!), bags, accessories, well, just everything!  in 2013, I bought 2 long-sleeve white t-shirts (on sale total was $21) and a pair of black sandals on sale for $20 – mine broke in the middle of my day and Payless was closer!  That’s it…what did you buy?

Wish # 6 – goes along with Wish # 5 is that we as individuals work to reduce our debt on a path to eliminating it.  I have!  I can say that I no longer carry any credit card debt!  I do still owe my Dad for a few things, but he will be taken care of by the end of 2014…on thing at a time.  I’ve also working on The Total Money Makeover by Dave Ramsey – the man makes sense, wish someone had introduced me to this years ago!

Wish # 7 – that we turn off  the television more often and lessen the constant bombardment of advertising, noise and a 24/7 news cycle.  I’m the first to admit, I am a TV junkie…but only for the noise! I am one of those people who have the TV on all the time, I am likely not really watching it, but it is on while I’m reading, working at home, or cooking, eating…I’m still working on this one!

Wish # 8 – that I would win the lottery…I’ve won about $12 this year, haven’t been able to make a big change with this, but I’m still wishing!

Wish # 9 – that we open ourselves to receiving help from others when we need it and not being shy about asking for help from our family and friends.  This can be humbling, but sometime necessary…be grateful that you have people in your life who are so willing to share what they have and be ready to share with them in the future.

Wish # 10 – that we curb our excess eating and drinking and work toward a healthier lifestyle.  I have failed miserably on this one…my 2013 has been very stressful, the hope is that 2014 will be easier and I can get myself together!

Wish # 11 – that we allow ourselves more spontaneity in our lives and be more lighthearted, it is important to see the joy in your life.  I have continued to enjoy this aspect of my life as a Realtor – if I have a “break” in my schedule…I love the ability to pop in and have lunch with a friend or stop by a clients home…try to find it for yourself next year!

Wish # 12 – I wish everyone a Merry Christmas and Happy New Year and my wish is that all your wishes for positive change come true.  Ditto for 2014!

What are you Thankful for???

Sitting here thinking about the Thanksgiving holiday and feeling grateful for so much in my life I decided I’d share a little with you all, give you something to think about as you prepare your “I’m thankful for…” addresses for the family table tomorrow…

I’m thankful for…

1.  My Family…some here, some passed on, but always on my mind.  I’m thankful for my parents who’s unconditional love and support have allowed me to become the person I am…the world’s greatest Realtor!  All kidding aside, Mom and Dad are simply amazing people who tomorrow will be celebrating 51 years of marriage and while they’ve had their ups and downs, raised 3 very strong, independent women who have followed their own paths regardless of popular opinion.  And then we have my nieces…can I just say WOW an incredible group that I am so thankful to be a part of.

2.  My Friends…They say there are those that pass through your life, only there to serve a need for a short period, then those who stay much longer…Mary, Nancy, Jason and Dan…I am so thankful for your friendship, “group” dinners and the unwavering support I’ve received from each of you over the years…thank you for being my friends.  There are so many others…Tina, you are awesome, Gretchen, I wouldn’t have survived my first few years in the biz without you! and so many more of you that  it would take too many posts to count.

3.  My Keller Williams Family…I’ve never met a group of people so willing to help each other, not just in business, but in life!  Tonya, Staci, Natalie, Patti, Beth, Kris, Ann, Kim, Tony, Stephanie, Amber, actually, just everyone in the Keller Williams Indy Metro NE office…being part of this family has been life-changing and I so look forward to continuing this experience and growing my business.

There is so much and so many more to be grateful for, I challenge you all to really think about your life and those that have encouraged your dreams and stayed with you during your failures….these are those to be truly thankful for.

Do you believe?

I read this story on Facebook today…don’t know if it’s true, but I choose to believe that there there is a greater being guiding our lives.  Many of you know (many of you may not…), but I have struggled with my faith for some time and have only recently began the trek back to the fold and putting my faith and future into God‘s hands.  The beginnings of this journey have been amazing and the more I walk in faith the greater my life is becoming.  Read this story, it may warm your heart…it may make you cry (I did, but I cry at commercials!) or you may not care, but I do and hope to be able to repay all of the love and support my family, friends and fellow Keller Williams agents have shown me during this past year…enjoy:

Good morning said a woman as she walked up to the man sitting on the ground.

The man slowly looked up.

This was a woman clearly accustomed to the finer things of life. Her coat was new.. She looked like she had never missed a meal in her life.

His first thought was that she wanted to make fun of him, like so many others had done before.. “Leave me alone,” he growled….

To his amazement, the woman continued standing.

She was smiling — her even white teeth displayed in dazzling rows. “Are you hungry?” she asked.

“No,” he answered sarcastically. “I’ve just come from dining with the president. Now go away.”

The woman’s smile became even broader. Suddenly the man felt a gentle hand under his arm.

“What are you doing, lady?” the man asked angrily. “I said to leave me alone.

Just then a policeman came up. “Is there any problem, ma’am?” he asked..

“No problem here, officer,” the woman answered. “I’m just trying to get this man to his feet. Will you help me?”

The officer scratched his head. “That’s old Jack. He’s been a fixture around here for a couple of years. What do you want with him?”

“See that cafeteria over there?” she asked. “I’m going to get him something to eat and get him out of the cold for awhile.”

“Are you crazy, lady?” the homeless man resisted. “I don’t want to go in there!” Then he felt strong hands grab his other arm and lift him up. “Let me go, officer. I didn’t do anything.”

“This is a good deal for you, Jack” the officer answered. “Don’t blow it..”

Finally, and with some difficulty, the woman and the police officer got Jack into the cafeteria and sat him at a table in a remote corner. It was the middle of the morning, so most of the breakfast crowd had already left and the lunch bunch had not yet arrived…

The manager strode across the cafeteria and stood by his table. “What’s going on here, officer?” he asked. “What is all this, is this man in trouble?”

“This lady brought this man in here to be fed,” the policeman answered.

“Not in here!” the manager replied angrily. “Having a person like that here is bad for business..”

Old Jack smiled a toothless grin. “See, lady. I told you so. Now if you’ll let me go. I didn’t want to come here in the first place.”

The woman turned to the cafeteria manager and smiled……. “Sir, are you familiar with Eddy and Associates, the banking firm down the street?”

“Of course I am,” the manager answered impatiently. “They hold their weekly meetings in one of my banquet rooms.”

“And do you make a godly amount of money providing food at these weekly meetings?”

“What business is that of yours?”

I, sir, am Penelope Eddy, president and CEO of the company.”

“Oh.”

The woman smiled again. “I thought that might make a difference.” She glanced at the cop who was busy stifling a giggle. “Would you like to join us in a cup of coffee and a meal, officer?”

“No thanks, ma’am,” the officer replied. “I’m on duty.”

“Then, perhaps, a cup of coffee to go?”

“Yes, ma’am. That would be very nice.”

The cafeteria manager turned on his heel, “I’ll get your coffee for you right away, officer.”

The officer watched him walk away. “You certainly put him in his place,” he said.

“That was not my intent. Believe it or not, I have a reason for all this.”

She sat down at the table across from her amazed dinner guest. She stared at him intently.. “Jack, do you remember me?”

Old Jack searched her face with his old, rheumy eyes. “I think so — I mean you do look familiar.”

“I’m a little older perhaps,” she said. “Maybe I’ve even filled out more than in my younger days when you worked here, and I came through that very door, cold and hungry.”

“Ma’am?” the officer said questioningly. He couldn’t believe that such a magnificently turned out woman could ever have been hungry.

“I was just out of college,” the woman began. “I had come to the city looking for a job, but I couldn’t find anything. Finally I was down to my last few cents and had been kicked out of my apartment. I walked the streets for days. It was February and I was cold and nearly starving. I saw this place and walked in on the off chance that I could get something to eat.”

Jack lit up with a smile. “Now I remember,” he said.. “I was behind the serving counter. You came up and asked me if you could work for something to eat. I said that it was against company policy.”

“I know,” the woman continued. “Then you made me the biggest roast beef sandwich that I had ever seen, gave me a cup of coffee, and told me to go over to a corner table and enjoy it. I was afraid that you would get into trouble… Then, when I looked over and saw you put the price of my food in the cash register, I knew then that everything would be all right.”

“So you started your own business?” Old Jack said.

“I got a job that very afternoon. I worked my way up. Eventually I started my own business that, with the help of God, prospered.” She opened her purse and pulled out a business card.. “When you are finished here, I want you to pay a visit to a Mr. Lyons…He’s the personnel director of my company. I’ll go talk to him now and I’m certain he’ll find something for you to do around the office.” She smiled. “I think he might even find the funds to give you a little advance so that you can buy some clothes and get a place to live until you get on your feet… If you ever need anything, my door is always opened to you.”

There were tears in the old man’s eyes. “How can I ever thank you?” he said.

“Don’t thank me,” the woman answered. “To God goes the glory. Thank Jesus…… He led me to you.”

Outside the cafeteria, the officer and the woman paused at the entrance before going their separate ways….

“Thank you for all your help, officer,” she said.

“On the contrary, Ms. Eddy,” he answered. “Thank you. I saw a miracle today, something that I will never forget. And.. And thank you for the coffee.”

God is going to shift things around for you today and let things work in your favor.

God closes doors no man can open & God opens doors no man can close..

Red Day?

What exactly is Keller Williams “Red Day”?  RED Day (Renew, Energize and Donate) is an initiative dedicated to celebrating Keller Williams Realty’s year-round commitment to improving our local communities.

Each year, on the second Thursday in May, tens of thousands of KW associates like myself, across the United States participate in a wide range of projects, devoting our time to renewing and energizing parts of the neighborhoods we serve.

RED Day initiatives run the gamut: From rebuilding homes, refurbishing local parks, giving to local food shelters, hosting blood drives, beautifying beaches and so much more. Projects are chosen by each individual market center based on a need they see within its community.

Recognizing her leadership in guiding the culture of our company, RED Day is held in honor of Mo Anderson, Vice Chairman of the Board, Keller Williams Realty.  Most of you won’t know this, but when the consultant Gary Keller hired to help him expand the company, fired him, and Mo was named Keller Williams Realty’s president and chief executive officer in 1995. Known at times as the “Velvet Hammer” for her uncompromising approach, Mo’s astute business acumen and leadership abilities are uniquely matched by her faith and compassion. She has continuously cultivated the firm’s value system, inspiring tens of thousands of associates throughout North America to maintain high standards of character within both their personal and professional lives.

Indianapolis is home to four Keller Williams Market Centers and for the first time, we have come together to serve one project in the city on Thursday.  I moved my business to Keller Williams in June last year, so this will be my first Red Day and I am so excited about the opportunity to share in the Day.  This year we are working on the Boys and Girls Club at 1949 E Troy Avenue.  Painting, cleaning….going to be a busy day!

Call me a social climber if you will, but I did discover a ladder in your back yard. Thank you for leaving it where I could lean it against your home and easily reach a second-story window. I really love it when upper story openings aren’t wired to a home security system!

So, if you want to keep me out, store your ladder in the basement or a locked garage. And call your security company to wire upper-story windows into your alarm system.

2. Loved your trash

Can’t tell you how much fun I have driving around neighborhoods on trash day (especially after big gift holidays) when the empty boxes on the curb reveal what wonderful new toys you have. Your thoughtfulness made it possible for me to land a new laptop and a flat-screen television in one easy trip to your home!

Next time, break down the boxes and conceal them in the recycling or trash bins.

3. Dear Can’t-Get-Around-To-It

Recently, I noticed you hadn’t trimmed trees and shrubs around your home, so I knew I’d have a wonderful place to hide while I worked to break into your home. I really can’t thank you enough for all the great new things I grabbed.

Next time, trim back bushes and trees near windows and doors. Make sure entry points to your home are easily visible from the street — I much prefer to work in private! While you’re at it, install motion-sensor lighting. I’m scared of bright lights!

4. Su casa es mi casa!

I was sincerely relieved to find your back door was a plain wood-panel door. I had no trouble kicking it in (my knees appreciate how easy that was!) Imagine how silly I felt when I discovered that your windows weren’t locked anyway.

You may want to take a cue from your neighbor and install steel-wrapped exterior doors with deadbolts on all your entries. And be sure your windows are locked when you’re away.

5. Bad reflection on you

You’d be surprised how many home owners position a mirror in their entry hall so I can see from a window if the alarm system is armed. (Yours wasn’t, but I’m guessing you know that by now!) Thanks for taking a lot of pressure off of me.

A little free advice: Relocate the mirror so your alarm system isn’t visible if someone else would peer through a window.

6. The telltale grass

Wow, isn’t it amazing how fast the grass grows these days? I swung by now and then and noticed your lawn was uncut, newspapers were piling up on the front steps, and your shades were always closed. To me, that’s an open invitation.

Next time, hire someone you trust to mow regularly, pick up around the doorstep, open and close various window shades, and turn different lights on and off (or put a few on timers). One more thing: Lock any car you leave in the driveway, or I can use your garage door opener to get in quickly.

9. Tag, you’re it!

Where are you? When you use popular geo-tracking apps, such as FourSquare and Glympse, I might know if you’re not home. Web sites such as www.pleaserobme.com help me keep track of your whereabouts.

If you prefer that I not visit your home, be careful about geo-tagging. But, otherwise, thank you for the loot!

Thanks for inviting me into your home to view the laptop you wanted to sell. I do apologize for the scare I gave you when I took it (and your purse).

Did you know that some large U.S. cities are averaging one so-called “robbery by appointment” per day? If you want to sell high-ticket items to strangers, I suggest you arrange to meet at the parking lot of your local police station. I definitely won’t show up, and you’ll still have your valuables (and your purse!)

So what are your thoughts on these letters?  Do you see the value in the suggestions?  Would love to know if these are things you have thought about!  Even moving into a new home and buying that new TV for the family room, think about breaking down your boxes and recycling them instead of putting them curbside!  Put the ladder away at night, even if you have to get it back out in the morning…don’t make it easy on them!  Ready to sell your home?  Buy a new home?  Let’s talk!
