Leaving boxes by the curb alongside the trash lets burglars know you’ve got new toys inside. You come home to an open front door, a ransacked house, and missing valuables. How did a burglar know you’d be gone? How did they get in?

1. Thanks for the ladder!

Call me a social climber if you will, but I did discover a ladder in your back yard. Thank you for leaving it where I could lean it against your home and easily reach a second-story window. I really love it when upper story openings aren’t wired to a home security system!

So, if you want to keep me out, store your ladder in the basement or a locked garage. And call your security company to wire upper-story windows into your alarm system.

2. Loved your trash

Can’t tell you how much fun I have driving around neighborhoods on trash day (especially after big gift holidays) when the empty boxes on the curb reveal what wonderful new toys you have. Your thoughtfulness made it possible for me to land a new laptop and a flat-screen television in one easy trip to your home!

Next time, break down the boxes and conceal them in the recycling or trash bins.

3. Dear Can’t-Get-Around-To-It

Recently, I noticed you hadn’t trimmed trees and shrubs around your home, so I knew I’d have a wonderful place to hide while I worked to break into your home. I really can’t thank you enough for all the great new things I grabbed.

Next time, trim back bushes and trees near windows and doors. Make sure entry points to your home are easily visible from the street — I much prefer to work in private! While you’re at it, install motion-sensor lighting. I’m scared of bright lights!

4. Su casa es mi casa!

I was sincerely relieved to find your back door was a plain wood-panel door. I had no trouble kicking it in (my knees appreciate how easy that was!) Imagine how silly I felt when I discovered that your windows weren’t locked anyway.

You may want to take a cue from your neighbor and install steel-wrapped exterior doors with deadbolts on all your entries. And be sure your windows are locked when you’re away.

5. Bad reflection on you

You’d be surprised how many home owners position a mirror in their entry hall so I can see from a window if the alarm system is armed. (Yours wasn’t, but I’m guessing you know that by now!) Thanks for taking a lot of pressure off of me.

A little free advice: Relocate the mirror so your alarm system isn’t visible if someone else would peer through a window.

6. The telltale grass

Wow, isn’t it amazing how fast the grass grows these days? I swung by now and then and noticed your lawn was uncut, newspapers were piling up on the front steps, and your shades were always closed. To me, that’s an open invitation.

Next time, hire someone you trust to mow regularly, pick up around the doorstep, open and close various window shades, and turn different lights on and off (or put a few on timers). One more thing: Lock any car you leave in the driveway, or I can use your garage door opener to get in quickly.

7. Getting carried away

Many thanks for putting your valuables into an easy-to-carry safe that I could carry right out your back door. (Nice jewelry, and thank you for the cash!)

You may want to invest in a wall safe, which I rarely attempt to open. Or, rent a lock box at your bank.

8. Dear BFF

Thanks for alerting a professional acquaintance of mine via your social network that you were away for the week in Puerto Vallarta, having the time of your life. Me? I enjoyed a very relaxing visit to your home with no pressure of being caught.

If only you had known that posting comments and photos of your trip on social networks is fine — but do that after you return so you won’t broadcast your absence!

9. Tag, you’re it!

Where are you? When you use popular geo-tracking apps, such as FourSquare and Glympse, I might know if you’re not home. Web sites such as www.pleaserobme.com help me keep track of your whereabouts.

If you prefer that I not visit your home, be careful about geo-tagging. But, otherwise, thank you for the loot!

10. Thanks for the appointment

Thanks for inviting me into your home to view the laptop you wanted to sell. I do apologize for the scare I gave you when I took it (and your purse).

Did you know that some large U.S. cities are averaging one so-called “robbery by appointment” per day? If you want to sell high-ticket items to strangers, I suggest you arrange to meet at the parking lot of your local police station. I definitely won’t show up, and you’ll still have your valuables (and your purse!)

5 Things NOT to do during the Closing Process!

You’ve gotten your pre-qualification, found a home and now your Lender is working on finalizing your loan…it is important that you NOT do the following 5 things…

# 1 – Change your Marital Status:

How you hold title is affected by your marital status. Be sure to make both your Realtor, Lender and Title Company aware of any changes in your marital status so that the documents can be prepared correctly.

# 2 – Change Jobs:

A job change may result in your loan being denied, particularly if you are taking a lower-paying position or moving into a different field. Don’t think you’re safe because you’ve received approval earlier in the process as your Lender may call your employer to re-verify your employment just prior to funding the loan.

# 3 – Switch Banks or move your money to another institution:

After the Lender has verified your funds at one or more institutions, the money should remain there until needed for the purchase.

# 4 – Pay off existing accounts unless your lender requests it:

If your Loan Officer advises you to pay off certain bills in order to qualify for the loan, follow that advice. Otherwise, leave your accounts as they are until your escrow closes.

# 5 – Make any large purchases:

A major purchase that requires a withdrawal from your verified funds or increases your debt can result in your not qualifing for the loan. A lender may check your credit or re-verify funds at the last minute, so avoid purchases that could impact your loan approval.

As your Realtor, I will remind you of these things, your Lender should remind you as well.  I’m excited about Turning your Dreams into an Address!

When was “you’re welcome” replaced with “no problem”?

As a Realtor, I spend a lot of time out and about…coffee shops, restaurants, even drive-thru’s and have made a startling discovery…when I say “thank you” to someone for a service provided the standard answer is no longer “you’re welcome” or even “my pleasure“, it has been replaced with “no problem”…really?  My friend Don Allen of Union Savings Bank and I had this discussion over a recent breakfast and he made a comment to the wait staff about it and it went right over their head!

This happens frequently when a service has been rendered.  I don’t actually think that I create a problem for someone providing a service, I believe it is part of their job. When somebody says “no problem” or “not a problem” then it makes me think that person really did think that my request for customer service was a problem, and it’s irritating.  Saying “no problem” suggests that the customer was a potential problem and – thank goodness – things turned out okay. I don’t know about you, but I don’t like to think of myself as a potential problem customer or an interruption or a disruption or a hassle.

Sure, some customers always seem to have a problem. And some customers may not always approach with the respect deserved. They may let their emotions get the best of them, or may even let their bad moods impact their interaction, but the customers are not the ones getting paid to do a job.

We have jobs and careers because of our customers/clients, tasks and everything else we may be working on can wait. So, the next time a customer/client says “thank you”, say “my pleasure” instead.  If that doesn’t feel comfortable for you, stick with the tried and true “You’re welcome.”

As a Realtor, I try to always respond with “my pleasure”, because it truly is “my pleasure” to make certain that my clients have the best possible experience whether Selling or Buying (or both) a home with me.  Who do you know interesting SELLING a home…BUYING a home…or INVESTING…in real estate in the next 30 days?  Let me treat them the way a Client should be treated!

REALTORS®: 2012 A STRONG TURNAROUND YEAR FOR INDIANA HOUSING MARKETS
Statewide, market activity and home prices better each month of 2012 than the year before

(INDIANAPOLIS, IN) – The monthly Indiana Real Estate Markets Report today released by the state’s REALTORS® also provides year-end data which shows that 2012 was a strong turnaround year for Indiana housing markets.

Statewide, there were 8,531 more homes sold in 2012 than in 2011 – a 14.7 percent increase year-over-year. The median price of all 66,516 homes sold in Indiana last year was $118,000, which is 4.5 percent more than the median price of all homes sold in 2011 ($112,900). The average price of all homes sold last year was $140,043, which is a 3.6 percent increase over 2011 ($135,183).

Something to think about BEFORE you put your home on the market…

Whether you are thinking of up-sizing or down-sizing, have you thought about how you are going to pay for your next home?  For most of us, financing is necessary, but will you qualify for that next home?  BEFORE you decide to list your home, please, please get pre-qualified for your next one!

Lesson Learned…

Home was listed for sale at the beginning of September, Buyer made an offer on December 2, a little back and forth and they were under contract on December 5 with a close date of February 1.  As part of the Buyer due diligence, they had a home inspection by Iron Gate Inspection Services, Buyer’s Agent provided Inspection Response to the Seller‘s Agent and Seller quickly agreed to fix everything on inspection response.

Fast forward to January 18, 2 weeks before closing, Buyer receives a letter from an Attorney retained by Seller, that Seller is unable to secure a mortgage and Seller no longer wishes to sell their home and asked that Buyer give them “good title” and walk away.

Buyer retained an Attorney and by January 22, Seller was told they must close on the sale of their home on February 1 as agreed to in the contract.

What would you have done?  In this case, the Buyer was my client and we won and she will be moving into her new home this weekend, BUT, I also represent Sellers and this has changed MY listing presentation and I will be asking my Sellers to pre-qualify PRIOR to their home going on the market.  My goal is to Turn your Dreams into an Address…but I can’t do that without your due diligence, know your status before making a decision to sell, you don’t want to go from owning to renting.  The Shanley Team at Inlanta Mortgage is ready and willing to work through this with you and I’ve made it easy for you with a link on my home page (as well as in the right hand column of this blog post) directly to their application.  Also check out my post “Power of the Pre-Qual“…it’s not just for Buyer’s anymore!

Chivalry isn’t dead…but sometimes it’s snoozing…

Remember when men would open and hold doors for women?  Heck, just when anyone would?  I had a great experience this morning that shows me that my Wish # 3 is working!  Just to refresh, Wish # 3 was that everyone remember to be human, not just during the holiday season, but all year long.

Our office building has an exterior door, a vestibule and open stairs coming from the second floor and then another door to enter the first floor of the building and elevators.  As is usual, I’m coming in from the parking lot with a rolling computer bag, another bag on top of that for my BOLD (Business Objective Life by Design) class, and my purse and coffee (yes, I know, too much stuff!  At least with the rolling bag I no longer feel like a pack mule!) and a very nice man had just come down the stairs to leave the building, held the door for me THEN came around me and held the door into the lobby for me as well before he left the building!  He didn’t have to do that, went out of his way to assist me in entering the building…THANK YOU!  This small kindness helped get my day off to a great start.

What have you done for someone else today?  Me?  Well, today I fought for my client and won!  It really wasn’t  huge, we had the final walk-through today before closing on Friday and discovered that the homeowner had removed the chandelier that was in the property when we made the purchase and replaced it with a “builder’s brass” one…they are re-installing the light they removed and my client is happy.  Want a Realtor who will fight for you?  Call, email or text me!

Do you know about Meetup.com?

As a Realtor, I’m always looking for networking opportunities and struggle because a lot of them cost significant dollars to join and only allow one of each profession among their ranks.  Several years ago…before my move to the Real Estate biz…I found Meetup.com because I was bored with my life and looking for things to do that would shake things up a bit!

Meetup.com has groups for anything you can imagine and if you can’t find something that interests you, you are encouraged start a Meetup of your own.  Founded in NYC following 9/11 (click here to read a message from the Founder), Meetup was created to use the internet to get off the internet and actually meet and interact with others who have similar interests but that you might never have met.  There are groups for Moms, Singles over 40, Live Theater Lovers, Movie Buffs, Bikers, Hikers, Christian Women in Business, and even groups who like Beer!  I encourage you to see what is there that might interest you!

I have used it for several things over different times in my life over the last few years, now I use it to find networking opportunities and master mind groups for small business.  At Keller Williams Indy Metro NE, I created a group of Independent Agents, MAX T Agents (Maximizing Independent Agents Extreme Talents), we support each other, back each other up, share business ideas and best practices and more and more lately we’ve been talking about networking opportunities and where to find them.  I always suggest Meetup.com and am surprised how few people know about it!  Business networking is defined as “a socioeconomic activity by which groups of like-minded business people recognize, create, or act upon business opportunities.”  These are generally small groups who meet for a specific purpose, some weekly, some monthly, but always worthwhile.

So for all of you out there complaining that you do don’t have anyone to do anything with…check out the groups on Meetup.com…WordPress (the host of this blog) even has one in Indy!  I’m thinking of starting one for First Time Home Buyers…what do you think?

Instead of “State of the Union”, how about the state of Indiana Real Estate?

The Metropolitan Indianapolis Board of Realtors (MIBOR) announced yesterday that Indianapolis home sales in 2012 are up 18.5% over 2011!  Fellow agents in my Keller Williams Realty office are complaining that homes are moving so fast that their appointments are being cancelled before they can see the properties because the home sellers have accepted an offer!  Click here for the full Indianapolis Star article and here for the MIBOR press release…NOW IS THE TIME!!!!

Power in the Pre-Qual…

So back to Pre-Qualifying…this will tell you how much of a loan you can qualify for and the monthly payment amount you are able to afford, this gives you the first number, the second number is how much you want to spend.   Why are these numbers different?  They aren’t for everyone, but reality is that when I bought my home 6 years ago, I qualified for a mortgage of $190,000!  As a single woman, the idea of spending that much on a home meant no vacations, no dinners out, well you get the idea…I decided that I wanted to spend $125,000 and ended up purchasing at $123,000.  The pre-qualification process outlines your finances – your debt, income, employment, and cash available for down payment, among other things. It’s quick and basic.

Working with a Realtor (that would be me!) and with your pre-qualification letter in hand, the advantages are yours once you find the house you want to make your next home.  Your pre-qualification will make your offer look even better to the seller, they don’t have to worry that they are wasting their time, they will know that you are ready to buy their home!

Wish # 6

Halfway there!  My sixth wish (goes along with Wish # 5) is that we as individuals work to reduce our debt on a path to eliminating it.  Our society is screwed from top to bottom because of debt. Quit using it, pay it off, and live on cash. It will make your life a lot easier and you will breathe easier because you will be free, personal debt is sufficating and our national debt mounts daily.  We as individuals should set an example for those we vote to run our country.

There are a lot of programs available, the most popular being Dave Ramsey (click here for his website), type “living on a cash basis” into your Google search and there are over 5 million results of books, blogs, news articles, magazines and online tools to help you get started.

As a Realtor, I no longer receive that twice monthly paycheck that made budgeting and life in general so much easier and struggle with making those monthly payments on credit cards I used freely in my past.  I have found that unless I have the cash, I no longer purchase anything – I look around my home and realize I have absolutely everything I could ever need…
