On a chilly night in October of 2010 at a local Eastside of Indy watering hole Ben Risinger and Scott Tolin had an idea – let’s do a podcast. What started as a voice podcast soon turned into a weekly viral video show called DoItIndy. This wasn’t just any events show filmed in the basement Wayne’s World style…

It all happens within the 465 Loop of Indianapolis – the inner city of Indianapolis! DoItIndy first hit YouTube on November 15, 2010 with Volume One and they haven’t stopped since. With a Canon Powershot in hand Big Ben and Tolin went to help promote the great city of Indianapolis. DoItIndy was born. We figured we should get some good content out there and worry about how good the video was at a later date. We learned a lot early on by trial and error for sure…

Each week the show highlights local “eclectic” events happening in the inner city of Indianapolis. Arts, cinema, sports, non-profits, nightlife, music and more. Tuesday morning at 8:15 am Big Ben and Slick LaRoo present the Family 3 via FOX 59 WXIN.  On Saturday morning’s at 9:15am Big Ben and Tolin hit the airwaves LIVE from the Fox 59 WXIN studio to give The Weekend 3. Social media is our thing and every Tuesday we highlight the Top 5 urban events via Facebook, Twitter, Instagram, Foursquare, Google + and YouTube. No event is too large and no event is too small…it just has to be within the inner loop of the city.

2013 will bring the next chapter to DoItIndy as the crew is becoming a non-profit to better serve Indianapolis. We love our city and know that each week it offers something for everyone to experience what Hoosier hospitality is all about. Two years later we still feature the weekly Top 5 video on top of information on local events shared within the realm of social media and beyond. Each week Big Ben, Tolin, Wild Bill, Slick LaRoo, Mel Hook and more explore the city to show you what Indy has to offer! We are Indy’s biggest cheerleaders.

I met these guys out at the Indiana State Fair…not because they were interviewing me, but because Scott’s wife Stephanie is a fellow Realtor (with another firm!) and Scott and his crew stopped by to say Hi!  It was fun to meet them and while I’m slightly outside their typical demographic, I do enjoy checking out the page and catching them on TV when I can.  Do It Indy you are doing an amazing job of promoting what a wonderful city we live in, I thank you…

Six numbers have the power to change your life…

It’s happened again…a single ticket has won the estimated $400 million Powerball…one ticket that beat the 1 in 175,223,510 odds and drew the winning numbers: 7, 10, 22, 32, 35 and Powerball 19.

We’ve all heard the statistics.  You are more likely to die from a bee sting (one in 6.1 million) or be struck by lightning (one in 3 million), but we keep playing — most likely because the thought of winning even $1 million is much more fun than the thought of being attacked by a shark (one in 11.5 million).

We may never know the name or names of the winners. South Carolina lottery rules lets winners remain anonymous if they want.  The ticket was sold Wednesday afternoon at a Murphy gas station in that 5.8-square-mile town of Lexington, South Carolina, home to just 17,800…in a town this size, you know all the neighbors are looking at each other and thinking…it wasn’t me, was it you?  

Wednesday’s haul was the fourth largest lottery price in U.S. history.  The biggest payload was $665 million in the Mega Millions game in March 2012. The greatest Powerball jackpot was the $590.5 million won with a single ticket in Florida this past May.  But $400 million, with a cash value of $223 million, is still pretty sweet.

So why do we play?  When my Dad quit smoking decades ago, he decided to put his smoke money toward buying lottery tickets, I buy tickets because…well, you never know!  When I’m feeling particularly stressed about money, Dad tells me to make sure and get my tickets and put them under my pillow to dream on them…I did win $400 once in the Powerball and win a few dollars here and there on the Hoosier Lottery, it’s like going to the casino…only take what you are willing to lose – I’m good with losing a few bucks a week on a game of chance!

According to an article on CNN, human behavior expert Dr. Wendy Walsh said last year when the Mega Millions jackpot hit $656 million. “We have the Cinderella complex — there’s a fairy godmother who’s going to come in and save us.”  people love to have a rescue fantasy.  What do you think?  I just think it’s fun, I was raised to depend on myself for my lifestyle…my parents instilled a great work ethic in all of us, I work hard for what I have and with the pending sale of my home, I could be out of debt by the end of the year!  So looking forward to that and will talk about my future plans in a later post.

Wow…I’m an App!

Believe it or not, my chosen career and the tools of my trade date back to the late 1800’s, when real estate brokers would gathered at the offices of their local associations to share information about properties they were trying to sell. They agreed to compensate other brokers who helped sell those properties, and the first Multiple Listing Service (MLS) was born, based on the principle that’s unique to organized real estate: Help me sell my inventory and I’ll help you sell yours.

The MLS became a National Organization in the early 1960’s and “The Book” would be delivered weekly to the local Realtor’s offices and was generally out dated by the time it arrived!  If you were a buyer, you had to go to the Realtor’s office and look through the Book to find a home and hope it was still available.  Contracts were typed on a manual typewriter or hand written and you physically had to sit down with each other to get the job done!

It wasn’t until about 1994 that home searches began to be publicly available on the internet!  That is less than 20 years ago!  Technology has moved very quickly in the last 19 years…

1999 – the first Internet Lead Generation programs started making an appearance

Early 2000’s – Internet Data Exchanges (IDX) were launched for website

2005 – Google and MOTOVO brought map and neighborhood searches to a new level

2006 – Zillow begins the Zestimate for home value…BEWARE…the zestimate is not based on anything of value, it is an ESTIMATE and wrong 99.999% of the time.

2007 – Trulia adds Trulia Voices, their question and answer section.

The advent of the internet and it’s tools changed how we all live our lives, I now have websites, a blog, Facebook, LinkedIn, Twitter and regularly Google myself to see where I show up and what information is accurate and try to change what isn’t.  These are my two primary websites:

Contracts are completed online, electronic signatures are commonplace, our office is striving to be paperless, everything lives in the cloud, “i” stuff, tablets, e-readers are becoming more commonplace than books and we have “smart” phones that I still feel to dumb to own!

And now I have an App?  This is an amazing thing for me, computers were just coming into play when I started my career at Bank One, I had one of only two in our office!  By the time I left the corporate world behind, the iPads and Tablets were becoming popular and now look at me…I’m an App!

This life is hard enough…

First, let me qualify this post by saying that I chose to be a REALTOR®…I love my job, I love “Turning your dreams into an Address…”, it’s more than a tagline, I truly love working with buyers and sellers, my clients have become friends and this means so much, however, several things have happened this year that I would like to address…

1.  A fellow agent called, he had received a call from someone who saw his sign in front of a house.  The potential buyer told him that he was not represented and the agent, who was out of town, contacted me to show the property.  I arranged to show him the property and during our meeting, I again asked if he was working with an agent and he said that he was, but he “didn’t want to bother him to show him the home“.  My advice to buyers – BOTHER US!  Commit to working with one Realtor, showing you homes is what we are paid for, to show you homes and represent your BEST interests in YOUR home purchase, please do not lie to other agents, we will eventually find out.

2.  Realtors… treat each other with respect and kindness, we are all trying to do what is best for our clients. During the course of a recent transaction, the Seller’s agent maligned my clients character during the course of a number of delays, was hateful and demanding of me, including trying to get me to give up part of my commission.  I’m sorry, I work really hard for my clients, I am upfront and honest with other agents during the course of every transaction.  Regarding delays…sometimes things happen and we do the best we can, but please, be patient, be kind and just talk to each other with some modicum of respect.  The end result is someone wants to sell a house, someone wants to buy that house and its up to us to make it happen and make both our clients happy.

3.  Last week I received a call from an agent showing one of my listings.  The home is unoccupied, yet when she arrived, the lockbox was open, the key in the door, door wide open, lights on…and no one there!  What if there hadn’t been another showing scheduled that day?  How long would it have stayed that way?  I called the agent who had shown it earlier and left a voicemail asking how he left the home, just to find out if someone showed the home and wasn’t scheduled (they still haven’t called me back!).  Agents, please leave the home secured when you leave and if you did it, own up to it.  My favorite thing an agent did at another unoccupied listing was leave the gas fireplace burning…it was over 4 days before the home was viewed again, next agent came into a 95 degree temp…in February!  Buyers, help us make certain the homes you are viewing are locked up tight and it was as you found it when you leave!

4.  Buying a home?  During a recent transaction for a client selling a home, we were on the way to closing and received a call from the Buyer’s agent...there was a large spot on the master bedroom carpet and they hadn’t seen it before…it had been there all along, never hidden, but apparently never seen by the buyer or their agent.  Now, the seller was getting money back from the sale of the home, a reward for home ownership if you will, and had already agreed to pay $3,000 toward the Buyer’s closing costs as well as pay for a home warranty of $400.  The Buyer’s agent screams at me that they wanted $500 to replace the carpet or they would be pulling out of the transaction.  First, there is no reason to scream at me, second, just  because you can see on the HUD statement that my client is receiving money doesn’t mean your client “deserves” money for something you hadn’t asked for previously.  My client was using this money in the purchase of their next home, it was not the Buyers to take.  We did close, but what should have been a joyful day for both parties turned contentious and stressful.

5.  Selling your home?  Pay attention to the terms of your contract.  When  are you to turn over possession of the home?  What items are to remain with the home?  Realtors, communicate with them on how the home should be left for the new owners and remind them of what appliances, etc. are to remain.  In addition to my own experience, I hear a lot from other agents about washers and dryers being taken when they were clearly on the Purchase Agreement, what about that fridge in the garage?  Sellers, don’t take the light fixtures and replace them with the builder grade brass one that was there when you moved in UNLESS you disclosed that you were taking the fixture.  During a recent transaction, we arrived to do a final walk-through 30 minutes before closing and they were still moving out!  This is the first time the Sellers had sold a home and they had no idea that this was unacceptable.  Sellers, your home needs to be “broom clean” when you leave, you should also make certain that you aren’t still trying to move as you are headed to the closing table and Agents…communicate with your Sellers!

Okay, enough of my rants/life lessons or whatever you would like to call this, but truly, life is tough, the key is to treat one another with RESPECT…in negotiations, in delays, in closings and even in follow-ups after the fact.  It doesn’t just apply to real estate transactions, but our everyday lives.  I strive to be a Realtor® that other agents want to work with and that my clients want to refer their friends to…it’s working so far and I look forward to a long prosperous career!  Now…if you are ready to buy or sell a home…CALL ME!

Do you believe?

I read this story on Facebook today…don’t know if it’s true, but I choose to believe that there there is a greater being guiding our lives.  Many of you know (many of you may not…), but I have struggled with my faith for some time and have only recently began the trek back to the fold and putting my faith and future into God‘s hands.  The beginnings of this journey have been amazing and the more I walk in faith the greater my life is becoming.  Read this story, it may warm your heart…it may make you cry (I did, but I cry at commercials!) or you may not care, but I do and hope to be able to repay all of the love and support my family, friends and fellow Keller Williams agents have shown me during this past year…enjoy:

Good morning said a woman as she walked up to the man sitting on the ground.

The man slowly looked up.

This was a woman clearly accustomed to the finer things of life. Her coat was new.. She looked like she had never missed a meal in her life.

His first thought was that she wanted to make fun of him, like so many others had done before.. “Leave me alone,” he growled….

To his amazement, the woman continued standing.

She was smiling — her even white teeth displayed in dazzling rows. “Are you hungry?” she asked.

“No,” he answered sarcastically. “I’ve just come from dining with the president. Now go away.”

The woman’s smile became even broader. Suddenly the man felt a gentle hand under his arm.

“What are you doing, lady?” the man asked angrily. “I said to leave me alone.

Just then a policeman came up. “Is there any problem, ma’am?” he asked..

“No problem here, officer,” the woman answered. “I’m just trying to get this man to his feet. Will you help me?”

The officer scratched his head. “That’s old Jack. He’s been a fixture around here for a couple of years. What do you want with him?”

“See that cafeteria over there?” she asked. “I’m going to get him something to eat and get him out of the cold for awhile.”

“Are you crazy, lady?” the homeless man resisted. “I don’t want to go in there!” Then he felt strong hands grab his other arm and lift him up. “Let me go, officer. I didn’t do anything.”

“This is a good deal for you, Jack” the officer answered. “Don’t blow it..”

Finally, and with some difficulty, the woman and the police officer got Jack into the cafeteria and sat him at a table in a remote corner. It was the middle of the morning, so most of the breakfast crowd had already left and the lunch bunch had not yet arrived…

The manager strode across the cafeteria and stood by his table. “What’s going on here, officer?” he asked. “What is all this, is this man in trouble?”

“This lady brought this man in here to be fed,” the policeman answered.

“Not in here!” the manager replied angrily. “Having a person like that here is bad for business..”

Old Jack smiled a toothless grin. “See, lady. I told you so. Now if you’ll let me go. I didn’t want to come here in the first place.”

The woman turned to the cafeteria manager and smiled……. “Sir, are you familiar with Eddy and Associates, the banking firm down the street?”

“Of course I am,” the manager answered impatiently. “They hold their weekly meetings in one of my banquet rooms.”

“And do you make a godly amount of money providing food at these weekly meetings?”

“What business is that of yours?”

I, sir, am Penelope Eddy, president and CEO of the company.”

“Oh.”

The woman smiled again. “I thought that might make a difference.” She glanced at the cop who was busy stifling a giggle. “Would you like to join us in a cup of coffee and a meal, officer?”

“No thanks, ma’am,” the officer replied. “I’m on duty.”

“Then, perhaps, a cup of coffee to go?”

“Yes, ma’am. That would be very nice.”

The cafeteria manager turned on his heel, “I’ll get your coffee for you right away, officer.”

The officer watched him walk away. “You certainly put him in his place,” he said.

“That was not my intent. Believe it or not, I have a reason for all this.”

She sat down at the table across from her amazed dinner guest. She stared at him intently.. “Jack, do you remember me?”

Old Jack searched her face with his old, rheumy eyes. “I think so — I mean you do look familiar.”

“I’m a little older perhaps,” she said. “Maybe I’ve even filled out more than in my younger days when you worked here, and I came through that very door, cold and hungry.”

“Ma’am?” the officer said questioningly. He couldn’t believe that such a magnificently turned out woman could ever have been hungry.

“I was just out of college,” the woman began. “I had come to the city looking for a job, but I couldn’t find anything. Finally I was down to my last few cents and had been kicked out of my apartment. I walked the streets for days. It was February and I was cold and nearly starving. I saw this place and walked in on the off chance that I could get something to eat.”

Jack lit up with a smile. “Now I remember,” he said.. “I was behind the serving counter. You came up and asked me if you could work for something to eat. I said that it was against company policy.”

“I know,” the woman continued. “Then you made me the biggest roast beef sandwich that I had ever seen, gave me a cup of coffee, and told me to go over to a corner table and enjoy it. I was afraid that you would get into trouble… Then, when I looked over and saw you put the price of my food in the cash register, I knew then that everything would be all right.”

“So you started your own business?” Old Jack said.

“I got a job that very afternoon. I worked my way up. Eventually I started my own business that, with the help of God, prospered.” She opened her purse and pulled out a business card.. “When you are finished here, I want you to pay a visit to a Mr. Lyons…He’s the personnel director of my company. I’ll go talk to him now and I’m certain he’ll find something for you to do around the office.” She smiled. “I think he might even find the funds to give you a little advance so that you can buy some clothes and get a place to live until you get on your feet… If you ever need anything, my door is always opened to you.”

There were tears in the old man’s eyes. “How can I ever thank you?” he said.

“Don’t thank me,” the woman answered. “To God goes the glory. Thank Jesus…… He led me to you.”

Outside the cafeteria, the officer and the woman paused at the entrance before going their separate ways….

“Thank you for all your help, officer,” she said.

“On the contrary, Ms. Eddy,” he answered. “Thank you. I saw a miracle today, something that I will never forget. And.. And thank you for the coffee.”

God is going to shift things around for you today and let things work in your favor.

God closes doors no man can open & God opens doors no man can close..

Way to go Pacers!

Saturday night’s win over the New York Knicks was sweet, so excited about facing the Miami Heat, but that win over the Knicks made me think of “Boom Baby” and Reggie Miller…Reggie and I share a birthday, but he is a year younger!

Reggie was selected by the Pacers with the 11th pick in the 1st round of the 1987 NBA Draft. Fans were upset that the Pacers chose him over New Castle, Indiana native and IU Alum Steve Alford; Pacers President Donnie Walsh was actually booed for the selection.  Ultimately fans and even Alford embraced the decision. Years later Alford said, “Not only was it a much better draft choice than drafting me … Reggie turned out not to be a great pick, he turned out to be great for the state of Indiana.”  Steve Alford played in the NBA for four seasons, mostly with the Dallas Mavericks, though he spent a portion of one season with Golden State Warriors. Today, he is the newly minted coach of Reggie Miller’s alma mater – the UCLA Bruins!

Thank you Reggie Miller for helping to turn the Pacers into a perennial playoff team during your tenure!  Remembering your “animated discussions” with Spike Lee just made it all more fun to watch.  Also a shout out to Larry Bird for his work over the years to create the foundations for the team who are headed into the Eastern Conference Finals.

Now…on to the Miami Heat and the press already trying to get something started between our coach, Frank Vogel and LeBron James…really people?  If you are going to quote someone, please share the whole context of his answer, not just what you want!

The Indiana Pacers are championship contenders because of their main strengths—defense and rebounding, These are facets of the game which the Pacer’s are is better at than most of the recent NBA champions.

Do I think the Pacer’s have a shot?  Absolutely!  Boom Baby, let’s go Pacers!

Red Day?

What exactly is Keller Williams “Red Day”?  RED Day (Renew, Energize and Donate) is an initiative dedicated to celebrating Keller Williams Realty’s year-round commitment to improving our local communities.

Each year, on the second Thursday in May, tens of thousands of KW associates like myself, across the United States participate in a wide range of projects, devoting our time to renewing and energizing parts of the neighborhoods we serve.

RED Day initiatives run the gamut: From rebuilding homes, refurbishing local parks, giving to local food shelters, hosting blood drives, beautifying beaches and so much more. Projects are chosen by each individual market center based on a need they see within its community.

Recognizing her leadership in guiding the culture of our company, RED Day is held in honor of Mo Anderson, Vice Chairman of the Board, Keller Williams Realty.  Most of you won’t know this, but when the consultant Gary Keller hired to help him expand the company, fired him, and Mo was named Keller Williams Realty’s president and chief executive officer in 1995. Known at times as the “Velvet Hammer” for her uncompromising approach, Mo’s astute business acumen and leadership abilities are uniquely matched by her faith and compassion. She has continuously cultivated the firm’s value system, inspiring tens of thousands of associates throughout North America to maintain high standards of character within both their personal and professional lives.

Indianapolis is home to four Keller Williams Market Centers and for the first time, we have come together to serve one project in the city on Thursday.  I moved my business to Keller Williams in June last year, so this will be my first Red Day and I am so excited about the opportunity to share in the Day.  This year we are working on the Boys and Girls Club at 1949 E Troy Avenue.  Painting, cleaning….going to be a busy day!
