OMG it’s already Benton House Home Tour Weekend…

I can’t believe it’s here!  I feel like I still have so much to do, but Sunday there will be hundreds of people coming through my home as part of the tour!  This is from their website:

Irvingtons’ Benton House Tour of Homes is a main fundraising activity for the House. Proceeds from past tours have helped to provide a new permanent sign in the front yard, a new slate roof, gutters and downspouts, fifty new folding chairs, a much needed trim and removal of dead trees on the grounds and foundation repairs.

The Irvington Benton House Tour of Homes on Sunday, September 21, 2014 will showcase the history, charm, and architecture of Irvington neighborhoods while bringing inspiration, education, and home improvement ideas to the Indianapolis area. Celebrate over 40 years of outstanding home tours by touring an array of stunning historic homes in vibrant Irvington. Guests can enjoy viewing the properties of homeowners who truly fuel the Irvington neighborhoods. Many of the homeowners not only live in Irvington, but, invest further in the development of the 143 year old community.

Time to Sell?

Thinking about selling your home?  Just a few things to think about…

Renovations: The changes that make your house work for you may not appeal to potential buyers. Not everybody loves that bright blue paint color — no matter how much you personally adore it. Make sure any big changes you make will increase, rather than decrease, your home’s value.

ALWAYS leave during open houses and showings: No hovering!  Current homeowners hovering over potential buyers as they tour the house…it’s a lot of pressure and can prevent them from giving honest feedback that could ultimately help you sell your home.

Waiting to list in the Spring: Most people house hunt in the spring and summer, but that’s also when most people list their homes. List yours when it’s available and you’ll reach those buyers who need a home now and aren’t finding much on the market.

Setting the price too high: What your home is worth to you and what it’s worth on the current market can be vastly different. Take a good look at the comparables provided by your REALTOR® and follow their advice…we are the experts!  Ignore Zillow…the Zestimates they offer are just WRONG!

Not doing enough marketing: Just putting up a “for sale” sign isn’t enough. Talk with your REALTOR® about other options, like online listings with virtual tours to attract buyers who aren’t looking on Craigslist!

Not getting a real estate agent: Unless you’ve had plenty of experience, going the “for sale by owner” route is probably not a smart bet. A REALTOR® can give you insights, marketing advice and, most importantly, can get your property on the multiple-listing service (or MLS or if you are in Indianapolis, BLC), which gets it in front of other agents.

Not staging your house: You need to help buyers envision themselves in your home. This includes removing any clutter and overly personal items (like family photographs) and making sure furniture flows well and demonstrates the purpose of each room.  Don’t go overboard, sometimes you can declutter and depersonalize to the point that the potential buyers can’t envision anything!  Discuss with your REALTOR® and if they don’t have a good eye, bet they know a good stager!

I’m back…

Yes, I’ve been gone…so many things to update you on!

First and most importantly, I’ve moved!  Last year I wrote a few posts about helping my friend Kate purchase a co-op in Irvington and another couple about the Irvington area…well, now I’m a resident and Kate’s neighbor!

I now live in a townhome…basement, main floor has a living room, dining room and kitchen, second floor has 2 bedrooms…well, actually 1 bedroom and a dressing room (built in 1917 = no closet space, turned 2nd bedroom into a dressing room!) and a bath and lastly, the attic space has been finished and makes a perfect office!  I have a 1 car detattached garage and have finally stopped shutting the door while still sitting in the car, getting used to a garage NOT attached to the house has been one of my biggest challenges!

I love my new neighborhood!  Kate and I walked to dinner at Legend and stopped for ice cream at the new ice cream shop on Washington Street.  The very walkable lifestyle of Irvington is fantastic!  September is the Historic Home Tour…and I am participating – more on that another day.

In addition to moving, unpacking, etc., my business has been going very well, several closings over the months of June and July and many happy families.

Most importantly, an update on my beautiful nieces:  Allyson and Jordan graduated from high school, Michelle is engaged to Zack and I went on a short trip with Ashley, Riley and my Parents…it’s been a crazy couple of months and I have enjoyed every bit of it!  Ashley and Riley will be the first of them to see the new place (Sunday) can’t wait to hear what they have to say about it!

Hope everyone is enjoying their summer and look forward to Living in Indy being back on track!

What are you Thankful for???

Sitting here thinking about the Thanksgiving holiday and feeling grateful for so much in my life I decided I’d share a little with you all, give you something to think about as you prepare your “I’m thankful for…” addresses for the family table tomorrow…

I’m thankful for…

1.  My Family…some here, some passed on, but always on my mind.  I’m thankful for my parents who’s unconditional love and support have allowed me to become the person I am…the world’s greatest Realtor!  All kidding aside, Mom and Dad are simply amazing people who tomorrow will be celebrating 51 years of marriage and while they’ve had their ups and downs, raised 3 very strong, independent women who have followed their own paths regardless of popular opinion.  And then we have my nieces…can I just say WOW an incredible group that I am so thankful to be a part of.

2.  My Friends…They say there are those that pass through your life, only there to serve a need for a short period, then those who stay much longer…Mary, Nancy, Jason and Dan…I am so thankful for your friendship, “group” dinners and the unwavering support I’ve received from each of you over the years…thank you for being my friends.  There are so many others…Tina, you are awesome, Gretchen, I wouldn’t have survived my first few years in the biz without you! and so many more of you that  it would take too many posts to count.

3.  My Keller Williams Family…I’ve never met a group of people so willing to help each other, not just in business, but in life!  Tonya, Staci, Natalie, Patti, Beth, Kris, Ann, Kim, Tony, Stephanie, Amber, actually, just everyone in the Keller Williams Indy Metro NE office…being part of this family has been life-changing and I so look forward to continuing this experience and growing my business.

There is so much and so many more to be grateful for, I challenge you all to really think about your life and those that have encouraged your dreams and stayed with you during your failures….these are those to be truly thankful for.

Historic Irvington Halloween Festival…

Indy is just full of fun communities to call home, since this past spring when I helped my friend Kate buy her new home in Irvington, I’ve found myself spending more time in the area and exploring the many restaurants and shops in the are and am even considering a move to the area in the future!  Kate kept mentioning the Halloween Festival and I finally had to find out what it was all about…this is from their website:

For over 60 years, the Historic Irvington Halloween Festival has brought together thousands of residents, dozens of neighborhood organizations, and countless Eastside businesses in a fun-filled celebration of our heritage and community. The festival and its associated events are designed to bring awareness to the community, to bring commerce to local business and sponsors, and to provide fun for the children of Irvington and Indianapolis. The celebration now encompasses a week of events including a 5 mile run, a scholarship pageant, musicians, contests, Halloween-themed movies, storytelling, ghost tours, live theater, roller derby, a haunted puppet show and dozens of other events.

The Irvington Halloween Festival is organized by the Historic Irvington Community Council, a 501(c)3 organization that provides a voice to the city on Irvington issues such as public services, zoning and works to improve the community and the lives of its residents.

A Brief History of Irvington

Irvington was founded by Jacob Julian and Sylvester Johnson, who developed 300 acres into residential plots four miles east of Indianapolis. Named after 19th century writer Washington Irving, Irvington was annexed by the city of Indianapolis in 1902. Western Christian University (now Butler University) relocated to Irvington in 1873 and stayed there until 1928.

The neighborhood is situated on Washington Street, which is the route of the historic National Road, a National Scenic Byway. US 40 was formerly routed along the road. Through the early 1900s, a commuter rail/trolley system ran from Irvington to downtown Indianapolis along US 40. Ideally located just 10 minutes East of downtown Indianapolis, Irvington is a strong and growing community of quaint and magnificent homes located on tree-lined historic streets. Successful restaurants, coffee shops, retailers and parks all contribute to Irvington’s charm. The Irvington community is founded on strong ties to its historic past and is a great place to raise a family.

Graduation Season…

This morning I attended the 5th grade graduation of my niece Riley, we are in the midst of a string of such occasions that will stretch for the next several years…and I am always amazed by the same things each and every time I attend one of these events…so I thought I would share a few guidelines:

1.  Be respectful of the children, this is their moment, not yours.

2.  Clean yourself up a little, no you don’t have to buy new clothes, but make certain that what you are wearing is decent, clean and neat – no bathing suits and cover-ups because you are hitting the pool after the program, torn t-shirts and dirty sweats are not acceptable!

3.  Dress appropriately, no need to look like a hooker or dress like you are going clubbing and gentlemen, remove your hats, it is the appropriate thing to do when indoors.

4.  Turn off your cell phone…there isn’t anything happening in the hour or two of the program that can’t wait.  If you can’t wait, take it outside!  Don’t take a call, then tell the person you are busy, but go ahead and have a conversation with them about what you are doing, all the while still sitting in your seat and talking in a normal voice…the rest of us don’t need to know, we are there.

5.  If you have small children, sit in the back of the room and be prepared to step outside when they start screaming, don’t just let them scream and disrupt the program for everyone.

6.  Just because your child has received their certificate/diploma/award stay quiet and let the others enjoy their child’s moment too.

7.  Stop bitching that you don’t think it will ever end….if you don’t want to be there, leave!

8.  Don’t invite your friends then sit and chat with them during the program, go to lunch after and talk then.

I realize that this is coming near the end of the “season” but in case you have more to attend, please understand, this is an important moment in these children’s lives…celebrate it, enjoy it and let them have their day, there are enough tough times in this world, everyone deserves to feel special for their shining moment.

Why is your home not selling?

Why do some homes linger on the market for months (or years) while others are snapped up in a matter of days?  Much has to do with price, but a lot of factors can conspire to keep your home sitting…

Let’s talk about price…this is usually the largest factor in any home that doesn’t sell.  Did you meet with several Realtors?  Let me guess, you chose the one who said they would price it the highest and now here you sit.  As your agent, it is my job to price your home to sell, not just put a sign in your yard and garner new buyer clients from sign calls, yes, that’s what happens when your home doesn’t sell, we just get new buyer clients from you while your home languishes!  I watch the market, watch the trends and provide you with the best possible price to get you to your next home, be it in the same city or across the country.  A great rule of thumb is 10 showings no offers or 2 weeks no offers means your home is overpriced.

Now about that decor…everybody’s taste is different, so less is more when it comes to decor at sale time.  Declutter, move away from the 80’s (or even 70’s?) and do everything you can to make the home seem clean and fresh…change out those “builder brass” light fixtures for brushed nickel or bronze, you’ll increase your bottom line!  Paint the walls a light neutral shade and the trim white, pack away the knick knacks and make the home as clutter free as possible: too much clutter = not enough storage in the buyer’s minds!

Make certain you have finished all those little home repair projects, if a home looks as if it’s going to cost half as much to repair or renovate as it does to purchase, it’s going to take a long time to sell.  Don’t forget to deal with the cooking, pet or mold odors!  You may have to consider replacing carpet or painting walls to get rid of the odor, your home should smell clean and fresh, but don’t overdo it!  If potential buyers notice a heavy scent of air freshener, they will wonder what you are trying to cover up!

I have turned down listings because the homeowner was not willing to listen to me regarding price – they listed with another agent at a higher price and sat on the market for 6 months until their listing expired with that agent…then called me, listed at my suggested price and sold in 30 days.  Will you listen to me?  Call me today and let’s talk about it!

Who are your Role Models?

March is Women’s History Month and today is International Women’s Day, when we take time to appreciate women’s contributions to society. I strive to lead by and set an example for my five beautiful nieces, to make certain they know they can do anything they choose…the road might not always be easy, but the rewards are worth it!

I grew up on a farm in Madison, Indiana, but I always knew I wanted…more, but I could never define “more”.  My beautiful, strong mother set a great example for me.  I was fortunate to have grown up knowing two other amazing women, my Grandmothers.  Between Mom, Granny (Mom’s Mom) and Mamma (Dad’s Mom), I learned so much about life, love, cooking, and well, just living.  I didn’t choose the path that was expected, I could have married, had babies and stayed on the Farm, but they instilled a certainty in me that I could do anything I chose…who knew that it would be a Realtor, changing careers in my late 40’s is something I never expected, but am thrilled that I did and while my Grandmother’s have gone (Granny 28 years ago and Mamma only recently) I’m so fortunate to have my Mom, never wavering in her faith that I will succeed.

Fast forward to today…the strength of the friends I surround myself with (both women and men) astounds me. From those I’m closest to in The Group, My Clients, my fellow Keller Williams agents and the people I have met during my journey…I am so blessed  to have them all in my life.

Let’s get organized!

January starts off simply enough, clean out your fridge and pantry…something we should do regularly, but often don’t.  As a single woman who spends much of my time on the road, I don’t think about checking the expiration dates on most of my condiments…just today noticed that I have some very out of date pickles in the fridge from a cookout 2 summers ago!  So after all the holiday guests have gone home and you’re through entertaining, throw out half-eaten leftovers, check expiration dates, and if you have foods you don’t plan on enjoying, donate it to a local food pantry.
